MALDIVES: $80M ASSET BACKED NET ZERO RESORT INVESTMENT   

Two distinct investment options with a Return on a FIXED SCHEDULE 

Boyd Hospitality is presenting an investment opportunity to own the room inventory of a Luxury Island Resort being developed in The Maldives. The local government has approved plans and construction based on the developer’s recent successes that exemplify a high standard and regard for environmental sustainability.  

The Principal Investment is set at Eighty Million United States Dollars (US$ 80,000,000) for an inventory of one hundred (100) units/rooms. 

There are two distinct investment options for the Buyer to select from –

The total Guaranteed Return in both options is set for a period of 8 (eight) years and is equal to the Principal Investment and is paid back in equal installments of, 

  • United States Dollars Ten Million Four Hundred Thousand (US$ 10,400,000) per annum, for the first seven (7) years, starting from the resort’s opening year (note3), and

  • United States Dollars Seven Million Two Hundred Thousand Dollars (US$7,200,000) on the eighth (8) year. 

At the end of 8 years from opening; or eleven (11) years from making the investment, the buyer may opt for one of two options – 

Option 1  

- Sell the inventory back to the Developer at the purchase price plus a 10% premium. Eighty Eight Million United States Dollars (US$ 88,000,000).  

- The total returns in this option will be One Hundred Sixty-Eight Million United States Dollars (US$ 168,000,000).  

Option 2  

- Continue to own and get a yearly Room Revenue Rental Share (note4), till the end of the lease period, the year 2115.  

- Rental income share will be 40% of the net topline Room Revenue from these units.

• Rental revenue projections are based on various assumptions and estimates, and they are provided for informational purposes only.
